Quartier Heidestraße Track

QH-Track, the largest building unit in Quartier Heidestrasse which is a pure-play office building spanning over 160,000 sqm of gross construction area and 111,000 sqm net lettable area. As of Q1’23, with a combined pre-let area of c.72,000 sqm, QH-Track has already achieved a total pre-let ratio of 66% and an expected rental income of more than c.€50m per annum. In September 2022, Aggregate leased 23,000 sqm in QH-Track to a leading DAX40 group that became the second largest QH tenant behind SAP, which has leased 37,000 sqm also in QH-Track.

By car, you can reach the motorway in just 7 minutes or Potsdamer Platz and the southern part of the city centre via the Tiergarten tunnel in 5 minutes. The main station is within walking distance and has numerous long-distance connections.
